What we are looking for
We are actively sourcing car park assets across Europe – for institutional mandates as well as for our own book.
Europe-wide
Focus on the DACH region and Western European markets, EU-27 overall.
Multi-storey, underground, surface
Any operating structure, including part-ownership and ground leases (Erbbaurecht).
Sought-after locations
City centre, mixed-use districts, healthcare and airports.
Old or new
Standing assets, refurbishment cases or development projects.
Track record
Three transactions that illustrate how specialised knowledge changes the outcome.
Car park Frankfurt Central Station – 349 spaces
The lease was expiring and the market rent sat well below the passing rent. TREAM structured the acquisition and negotiated a follow-on lease with an established operator in advance – which is what made the winning bid possible. Acquired by an institutional parking fund on behalf of a pension scheme.
Car park development Berlin – 700 spaces
The original developer withdrew, the surrounding scheme was delayed and post-Covid financing proved difficult. TREAM renegotiated the lease and purchase framework and secured a lease with a well-known operator. Sold to an institutional investor via forward funding.
Underground car park Bavaria – 450 spaces
Part-ownership, a significant maintenance backlog and open legal disputes – the owner had been trying to sell since 2017. TREAM sourced a lease offer from a top-5 operator plus three competing bids, and closed within the deadline.
A multi-billion-euro market. No specialists.
Around 4,400 multi-storey car parks and underground garages in Germany manage 1.32 million parking spaces and generate an estimated €1.6 billion in operator revenue a year. In the transaction reports of the major brokerage houses, this asset class is filed under "other".
There's a technical reason for that. The value of a car park asset follows the revenue the site generates. Understanding how much revenue a car park earns, what it costs to operate, and what margins are realistic for that specific asset is what lets you work out what an owner can expect to earn. Only then does a defensible valuation follow. That knowledge is built on the asset, not picked up on the side.
We have worked exclusively in this asset class since 2009: with our own revenue and transaction data, a network of contractors, operators, banks and investors, and an understanding of every party with a stake in a car park deal.

Previously Asset Manager and Senior Investment Manager for parking and commercial real estate at a European fund initiator and asset manager.
The founder is always the point of contact on every mandate.
Parking real estate only
No residential, no office, no retail. One asset class since 2009, from operator calculations through lease and management agreements to technical condition.
Value follows revenue
We know what revenue a site can generate, what it costs to operate, and what margins are realistic for that asset. That determines the sustainable income an owner can expect – and from there, the value. Same method for every asset, regardless of size.
Every perspective at the table
Operators, investors, asset managers, banks, technical experts and valuers each judge the same asset differently. We know each of these perspectives from direct practice, and where they collide in a deal.
Where the structure allows it, we invest alongside our clients.
We have delivered transactions, lease agreements and development projects together with these companies – as operators, contractors, capital partners or fund management companies. Dekfordt B.V. is our strategic partner for the European market, including joint co-investments.
